FAQs
What is an e-signature?
An e-signature lets you sign rental documents online instead of printing and scanning paperwork. As a landlord, this means you can send leases, agreements, and forms to tenants, have them signed from any device, and keep everything stored digitally in one place.
Are e-signed landlord documents legally accepted in the US?
Yes. In the U.S. electronic e-signatures are legally recognized under the ESIGN Act and UETA. This means most landlord documents (leases and addendums etc.) can be signed electronically and are just as legally binding as handwritten signatures, as long as both parties consent.
Can a lease be e-signed?
Yes. Lease agreements can be e-signed. In fact, many landlords now use e-signatures to speed up move-ins, avoid delays, and reduce paperwork. You also get a digital record of when the lease was signed, which can help if disputes arise later.
What landlord documments can be signed electronically?
E-signatures can be used for most day-to-day rental documents, including:
- Lease agreements and renewals
- Lease addendums (pet agreements, rent changes, etc.)
- Tenant applications and screening consents
- Move-in/move-out checklists
- Notices and disclosures
Are there any documents that cannot be signed electronically?
Most rental documents can be signed electronically. However, some situations may still require a physical signature, such as:
- Certain court or eviction filings
- Documents that must be notarized (depending on your state)
If you’re unsure, it’s worth checking your local state requirements - but for everyday property management, e-signatures are widely accepted.
