How online rent collection works
Set it up once per lease. After that, rent lands in your bank account and your books every month without you chasing it.
Step 1: Turn on online payments for the lease
Switch on online rent collection when you create or edit a lease, verify your identity and connect the bank account you want rent paid into.
- Choose how tenants pay - accept ACH bank transfers, cards, or both
- Decide who pays the ACH fee - cover the $2.50 yourself or pass it to your tenant
- Set reminders and late fees - pick when reminders go out and when late fees apply
Step 2: Invite your tenant to pay
Your tenant gets an email link to set up their account, then pays on desktop or in the tenant app.

How do I enable rent collection?
Setting up online rent collection with Landlord Studio is quick and easy. Simply enable online rent collection when you create the lease. You'll then be required to verify your identity and connect the bank account you'd like payments to be deposited into. Then, invite your tenants to pay online.
Once invited, tenants can pay securely via their own accounts. You can track payments that are in flight, and you’ll receive notifications whenever a payment is completed.

What are the rent payment processing times with Landlord Studio?
ACH payments usually arrive within 3–5 business days and card payments within 3–4, after a successful payment. For example, if a tenant pays by ACH on Monday, the funds are usually available by Friday. Bank processing times, weekends and public holidays can add time. We’re actively working on faster transfer options, so keep an eye out for updates that can make rent collection even faster.
Can tenants set up automatic payments on Landlord Studio?
Yes! Once tenants create their account, they can enable autopay, which automatically deducts rent on a schedule you set, typically on the same day each month. This helps both landlords and tenants avoid late payments and missed rent.
How do tenants pay with Landlord Studio?
They will receive an email with a unique one-time link. They simply need to follow this link and set up their account. In order to pay rent tenants have two options. The first is to log into the tenant portal each month, review the upcoming payment and manually initiate rent payments. Alternatively, they can set up autopay which will set their rent to be paid at the same time every month.
Tenants can pay by ACH bank transfer or by credit or debit card, and the money is deposited straight into your bank account.
How secure are online rent payments made through Landlord Studio?
Online rent collection is processed by Stripe, and bank accounts are verified through Plaid. Before you can receive payments, you complete a one-time identity verification, which helps protect you and your tenants from fraud.
Can my tenants pay for utility bills or other expenses?
Yes! Landlord Studio allows you to issue invoices for tenant-payable expenses, such as utilities, parking fees, or HOA dues. Tenants can pay these invoices using the same secure platform, keeping all payments centralized and easy to track.

How much does online rent collection cost?
Online rent collection is free for landlords. ACH bank transfers cost $2.50 per payment, and you choose whether you or your tenant pays it. Card payments cost 3.49% of the payment and are paid by the tenant. See our pricing page for full details.
Can tenants pay using credit or debit cards using Landlord Studio?
Yes. Tenants can pay using bank transfers, debit, or credit cards depending on the setup you have enabled on your account. All new landlord users will have the option to accept card payments. If you don't see this option on your account, please contact support to learn how to enable card payment options. Payments are processed securely, and you can track each payment in your dashboard.
What happens if a tenant misses a payment or a payment fails?
If a payment fails or is late, both you and the tenant will receive notifications. You can then follow up directly through the platform or send reminders. This helps reduce late payments and maintain a clear paper trail.
If a payment fails due to insufficient funds, the tenant will be charged an NSF fee and asked to retry the payment once they have enough money in their account.
What do ACH and NSF mean?
ACH stands for Automated Clearing House, the US network banks use to move money directly between accounts. It's how bank-transfer rent payments reach you. NSF stands for non-sufficient funds. If a tenant's account doesn't have enough money to cover a payment, it's returned unpaid. With Landlord Studio, the tenant is charged the NSF fee and asked to retry, not you.
