Dates and fee from GOV.UK's "Get ready to register" guidance, checked 28 October 2026. The service, "Register your rental property", covers England only: Wales and Scotland have their own schemes. Registration is done by the landlord on GOV.UK; Landlord Studio does not register on your behalf. This is general information, not legal advice.

How your registration window is worked out

Your window starts on the date the service opens in your property's region and runs for three months, ending on the 14th. The regions open one a month, from the West Midlands on 15 December 2026 to the South West on 15 August 2027.

Step 1

Find your property's region

Use the region the property sits in, not your home address. If you are unsure, check which English region its council belongs to.

Step 2

Count three months from the opening date

Regions open on the 15th and close on the 14th, three months later. The West Midlands runs from 15 December 2026 to 14 March 2027.

Step 3

Register, then renew every year

Register before your window closes and pay £65 per property. Each entry renews 12 months later, and you must keep it up to date within 28 days of any change.

Worked example

‍

A landlord lets one flat in Birmingham and one in Bristol.

‍

Birmingham is in the West Midlands: register between 15 December 2026 and 14 March 2027.

‍

Bristol is in the South West: register between 15 August 2027 and 14 November 2027. That entry then takes the Birmingham flat's renewal date, so its first fee is pro-rated.

What your registration dates mean

Three months from your region's start date

Each region opens on the 15th of a month and closes three months later, on the 14th. Register any time inside your window. Every actively let property in England must be on the register by 14 November 2027.

The property's region counts, not yours

A portfolio spread across England has more than one window. Register each property in its own region's window. Once your first property is registered, later ones take its renewal date, so the whole portfolio renews together.

FAQs

When does the PRS Database open in my region?

Plus Icon

The service, called “Register your rental property”, opens in the West Midlands on 15 December 2026, then in one more English region on the 15th of each month until the South West opens on 15 August 2027. Once your region opens, you have three months to register.

Does my deadline depend on where I live or where the property is?

Plus Icon

Where the property is. Each property follows the dates for its own region, so a landlord in London with a flat in Birmingham registers that flat in the West Midlands window. Every actively let property in England must be registered by 14 November 2027.

How much does PRS Database registration cost?

Plus Icon

£65 per property, per year, and the fee renews every 12 months. Properties you add later are pro-rated so your whole portfolio renews on one date. Our guide to the PRS Database fee covers renewals, joint owners and tax.

What happens if I miss my registration deadline?

Plus Icon

You can’t legally market the property, councils can issue civil penalties of up to £7,000, rising to £40,000 for repeated or continued breaches, and most possession grounds are blocked until the property is registered.

Can my letting agent register for me?

Plus Icon

No. The landlord starts and finishes the registration under their own GOV.UK identity check. Your agent can supply some of the information, but the duty to register stays with you.
