How to manually calculate your mileage claim
HMRC's flat rate for cars is 55p a mile for the first 10,000 business miles in a tax year, then 25p a mile after that. The total comes straight off your rental profit as an allowable expense.

Add up your business miles for the tax year
Only journeys to run the rental count - inspections, viewings, repairs and trips to the letting agent.
Apply 55p to the first 10,000 miles
That's HMRC's approved rate for cars and vans in 2026/27. It rose from 45p on 6 April 2026, so older guides and spreadsheets may still show the old figure.
Apply 25p to everything above 10,000
Add the two together and deduct the total from your rental profit.
Worked example
A landlord drives 14,000 business miles in the tax year.
Mileage claim = (10,000 × 55p) + (4,000 × 25p) = £5,500 + £1,000 = £6,500
