Since 1 May 2026, serving a Section 13 notice using Form 4A is the only lawful way to increase rent on an assured periodic tenancy in England - rent review clauses no longer apply, and a letter or email won't do.
This is the official GOV.UK prescribed form, together with guidance on completing and serving it so your notice is valid first time.
