There’s a big change coming for UK landlords, and it’s called Making Tax Digital, or MTD for short. Starting in April 2026, if you earn over £50,000 a year from rental income, you’ll need to ditch the spreadsheets and start using HMRC-recognised software to digitally record your income and expenses. 

This threshold will then be reduced to £30,000 in 2027 and £20,000 in 2028.

What does that mean for you? It means the property management app you choose now needs to do more than just track rent or store documents—it needs to help you stay compliant with HMRC.

You’ll be required to:

  • Keep digital records of your rental income and expenses
  • Submit quarterly updates to HMRC
  • Use MTD-compatible software to do it

Rentila is a lesser-known landlord app that quietly ticks a lot of boxes. It’s particularly popular with small portfolio landlords and those just starting out. And here’s the kicker: there’s a free version that actually works.

  • Maintenance Logging: Log tenant requests and keep track of repairs.

If you’re running a few units and want to stay organised without committing to a full software suite, Rentila is worth a look. As of December 2025, Rentila is not MTD compliant.

4. Landlordy

Best for: Landlords who want a simple mobile-first rental management software option with solid offline functionality.

Landlordy is built specifically for app use. It works offline, lets you snap receipts for expense tracking, and gives a clear view of payment history - all from your phone.

Here’s what stands out:

  • Offline Functionality: Landlordy works offline, meaning you can log rent payments or view tenant details without a signal.
  • Rent Tracking & Reminders: Automatically track rent due dates, get notified about overdue payments, and generate payment history reports.
  • Expense Logging & Receipts: Snap photos of receipts, assign them to properties, and generate expense summaries for tax time.

It’s particularly popular with landlords managing a small portfolio who want something fast and mobile-native.

One thing to note is that it is mobile only. It doesn’t work on desktop, which, if you have more complicated needs, can make it harder to navigate. Additionally, Landlordy is not MTD compliant.

Pricing: Landlordy provides a free version which can be used for 2 property. Or you can pay $14.99, to upgrade to their Mini plan for up to 10 units, and for users with more than 10 units, you will need to pay $99.99.

5. Property Hawk

Best for: Landlords who want useful tools but don’t mind a bit of clunky design.

Property Hawk has been around for a while and offers a free desktop-based landlord app geared towards UK-specific tenancies. It includes a bunch of useful tools like the tenancy agreement generator, rent book, and some light accounting infrastructure. 

What’s inside:

  • Tenancy Builder Tool: Create basic AST agreements using their templates.
  • Rent Management: Log payments, generate rent schedules.
  • Legal Resources: Useful forms and landlord guides for navigating regulations.

The interface is a bit dated (and mobile use is limited), but if you want to dip a toe into digital without going all in on subscription software, it’s a decent starting point.
